It is important to understand that if the Agent represents the seller they cannot legally disclose certain things to the home buyer:
- The reason for selling the house, unless the seller specifically authorizes it. This might influence the offer price you make, as the buyer.
- Any concessions, in price or otherwise, that the seller may be willing to make. If a seller is motivated, they may be willing to sell for less, or improve certain aspects of the house, so as to expedite the deal.
- Conversations between the seller and the Agent can often reveal things that would adversely effect the strength of the seller's position. The seller is protected from this risk by the fact that the Agent represents their interest, and cannot disclose things detrimental to the seller.
- Any information that gives the home buyer an advantage. This includes a CMA (Comparative Market Analysis) that could put the seller at a disadvantage.

Buyer Agency evens the playing field. If a Buyer's Agency agreement is in force between you and the Agent, you have representation from the Agent you are working with. Buyer's Agent representation includes at least these benefits:
- The Agent can create a CMA (Comparative Market Analysis) for the property you are interested in purchasing, revealing what price similar properties in the area have sold for.
- The Agent can disclose any and all information regarding the seller that the Agent has discovered, including reasons for selling, potential concessions, or other information that may be to the buyers advantage.
- Information about property values and trends that may influence your decision about a certain area.
